What is required to get a license in Nebraska?
For salespersons:
- Complete application on https://www.nebraska.gov/NREC/real/ or check the Nebraska real estate commission to download the form and send it via mail.
- High School Diploma or G.E.D.
- Proof of completion of 60 hrs (2 courses) of Pre-License Education
- Current Criminal History Report Approval of Application
- Proof of age 19 and above.
- Fingerprint background check cards in order to take the fingerprints will be sent to the applicant after completing the above mentioned steps. You will submit this prints to Nebraska State Patrol.
- A passport-type, head-and-shoulders photo of the applicant only, at least 2" x 2" in size, which was taken within the last year.
- Applicants for the initial broker’s or salesperson’s examination must include an application fee and an examination fee with a completed application form.
- Proof that the applicant obtained Errors & Omissions (E & O) insurance coverage in order to activate the license.
- Fees: Examination Fees (Salesperson: $150). License (Salesperson: $135)
For brokers:

- 180 hrs (6 courses) of Pre-License Education and 2 yrs full-time Salesperson Experience.

- Real estate examination successfully completed.

What score do I need to pass?
The salesperson exam consists of 100 national questions and 50 state-specific questions. To pass, you must correctly answer at least 70 of the questions in the national portion and 38 from the state-specific.
The broker exam consists of 50 national questions and 25 state-specific questions in addition to 10 simulation problems. To be eligible
to apply for a broker license in Nebraska, you must pass both the national simulation and multiple-choice portions of the examination in the same testing attempt. To pass, you must correctly answer at least 56 of the questions in the multiple choice section and for the national simulation portion, you will score points for Information Gathering (IG) sections and for Decision Making (DM). The sum of your scores on all IG sections is reported as your IG total raw score, and the sum of your scores on all DM sections is reported as your DM total raw score. Your total raw scores must meet or exceed the MPL in both IG and DM to pass.
You will receive your score immediately after you complete your exam.
How much time do I have to complete the exam?
For the salesperson exam: you are allowed 2.5 hours for the national portion and 1.5 hours for the state portion, for a total of 4 hours.
For the broker exam: you are allowed 1.5 hours for the multiple choice section and 2.5 hours for the simulation, for a total of 4 hours.
What should I bring with me for the exam?
- 2 Forms of identification with matching names, non-expired and containing a valid signature. (Driver’s license, passport, green card, U.S. social security card, debit or credit card with signature).
- Basic (non-scientific) calculator.
- Proof of pre license education.
